Buyers Are Changing

If you're a seller's agent, chances are that you've been seeing a lot more offers from institutional investors than usual. Well, your eyes may not be deceiving you, because institutional investors have been scooping up tons of properties recently. In fact, according to Redfin, institutional investors bought a record 18.4% of homes sold in Q4 of 2021. As home prices have continued to go up throughout the pandemic, many buyers have been getting priced out of the market, while institutional investors are seeing opportunities to buy properties that the average home buyer cannot.

So what does this mean for you? Well, the first thing to do is always to see who your client is comfortable selling to. Many sellers don't want to sell to institutional investors, so it's important to find that out first. From there, you can start deciding how you want to market the house, whether it be to investors or to buyers who'll be living in the property. Institutional investors are usually easier to sell to, so make sure to let your client know in advance.

Finally, if you don't already have any connections with big investors, then now is the time to make some. Having those connections will make it much easier to sell your clients' homes as more buyers get priced out of the market.
